We are currently in the longest recession in a quarter century. According to Bloomberg in 2008, US Foreclosures jumped 81%. More than 2.3 million homes got a default or action notice. From the perspective of real estate investor this is the best possible time to purchase property.

For beginners to real estate investing this current market could be a timely entry with the abundance of properties available at greatly reduced prices. Because of the large quantity of homes on the market, banks are unloading properties at ridiculously low prices, which allow for the home to be sold at a profit while staying blow market value.

Purchase with low investment to use as rental for immediate cash flow Property can be purchased at far below market value and used as rentals to produce a cash flow. In addition to many homes available at a low price there are many more people are now in need of a place to rent. Many people are being forced to downsize due to changes in employment.
